Try to avoid verbal acceptances if possible.
Basically you've given her a strings free green light
Without much recourse on your end.
If she's a true CCB as you've mentioned.
She might just use your offer as a bargaining chip to bid up other buyers.

I know - but I had little other option.
In my case - am already overstretched so even if she gets a higher offer - I cannot match. Lets see... fingers crossed. Have bribed the estate agent enough that his greed will keep him honest if nothing else. He should tell me if there is something like this happening.

We've tried bribing agents, only to have them double cross us.
As their greed is unfathomable, playing both parties to their advantage.
Of course, there're been decent ones as well.
G'luck anyways...
But remember there're always other fish in the ocean.
And other desperate sellers willing to go low.
It's just a matter of finding them before flippers do.

. of coz i dun denied there are some who works for greed. actually its not really easy being a agent as there are many things involve/handles. sometimes we also face $h*t from clients.
Everytime new potential agents goes for CEO talks, they are always showered with how much the top agents got. but they never review the tough or true life of an agent. and the initial cost involve. And also some clients dun give respect to us agents. sometime we are very cham you know.
like a case i have serve. a buyer called me to ask me to show her some house. first weekend i show her 12 units. and the second weekend i show her 6 units. and 3th week she engage my call liao. i reckon she goes direct to the other agent and close the unit liao. so with the hard work we put in but was always play out. who can we blame right? hiazzzzzzz..
