Is it still viable to invest in commercial properties currently?
WHat are the main things to consider??
Lots of units coming up around the Ubi/Kaki Bukit area. Thinking of buying one since now can't afford to buy those high priced and small residential ones:p

When buying commercial property do note that if u are buying from a GST registered Company, u must pay GST(7%) charge. IF u are buying from an individual , do check to see if he is a sole properitor in a GST registered business...if so u r liable for the GST charge too... If u are buying commercial properties direct from developer most likely the prices are inclusive of GST already........

Its a totally different ball game already...as the tenants u have are businesses instead of individuals..your success as a landlord depends on your tenants!

also the commercial loan interest rates are higher than residential ..... but the good thing is can loan up to 80% of the value(depending on bank/type of commercial property/number of lease yrs left)
