Hi All,

Sorry for hi-jacking this tread.

There's a new development 21 storey located at Kim Keat Road.
Price starting at 500K for a 1 bedroom, plus its a FREEHOLD.

I am thinking of investment rather than living in there.
What do the experts here think? Worth it to purchase?

I personally felt that the holding time is too long for the Seller Stamp Duty.
maybe you may try heading towards SOHO properties.
(Nil Seller Stamp Duty thus easier to exit the market)

I used to live in an EC... stayed for 7 year....sold for 60% profit.

But prices bought then were cheap...

at today's prices... I am not sure if you can get 60% return.

I think that place is going for 1200psf? right?
I live at the fringe between Novena and Balestier
Last year when I bought a condo over there. Balestier ( the other side) generally command about 900psf, With the new one 1200 psf price on a reconstructed ground. I think is a bit over price
And also, even they build a nice condo around there, it will still be surrounded by a lot of warehouse/ comercial site.
Dont think it can command that kind of premium.
