Its 99-years leasehold. Recently his estate suddenly dunno why selling like hot cakes. First I heard a unit same like his sold at $1.4m, then the following month another at $1.5m. Now the most recent one at $1.6m !!!! I think the reason is CHIJ St Nicholas is expanding its classes enrolment next year, that school is now undergoing major renovation and should be complete in few months time.

Friend said mostly local families with daughters bought to enrol into CHIJ. There was a unit sold to Chinese PRs he said, and also 2 corner terrace houses in same estate sold to Angmoh PRs, one of which married a Singaporean.

the tenure is very important in the valuation of the house.
The 20 yrs old freehold inter terrace house in thong soon is selling at close to 2 mil despite the fact that it is located further out from the city
