Dear smart bros/sis here,

looking at the small dev ( 55 units ) at Joo chiat place 262,264

calculated PSF/$1333(for 1br), am worried about the cramped situation like some bros mentioned, and high supply of units available for rental over the demand.

any idea whats the growth in price like for this area? as i am thinking of staying there for awhile then rent it out, if not, it would be solely for investment, is it a good time to go in now? i am looking at holding this unit for 3-5years if i decide to purchase. area of the unit :474sqft.

kenn, joo chiat place, where parkway east hospital is. haha. not where the pubs are located at. so, considered quite ok as im very near medical assistance.

474 sq ft is very tiny. for people with cup A to stay. anything bigger will keep banging into things.

wats the possibility of you making a profit 3-5yrs down the road with such a tinnie winnie unit, at a less than ideal location (accessibility wise), bought at a price tats already very much at its current peak?

ok i give u my honest thoughts. if its ur only home n u can afford it by all means buy with lesser considerations on mkt sentiments. if u r buying for investment, i think mkt has a chance to come off. if its already built and has a +ve funding rental. thats another plus to buy now.

end of the day, nobody knows your cash flow. if u wait for mkt to come off. u wun b the only buyer when the time comes. rental will also taper off. personally go in if u are comfortably sorted.

just remember...there is always something else to buy.....at another time and another place.
