Numerically, that's a small % capital gains over 4 years at least, assuming market stays here and no more political measures to deflate prices. Around 2.5-3% annual w/o rental yield.........
I think the best strategy - if this is your only property - is NOT to put capital gain as the main objective, but as a bonus. It has to be treated as a home - so comfort must be first consideration. If there is any gains, that will be an added bonus. If the property can fulfil the first criteria, you will not be fearful of a negative equity scenario.
