Numerically, that's a small % capital gains over 4 years at least, assuming market stays here and no more political measures to deflate prices. Around 2.5-3% annual w/o rental yield.........

I think the best strategy - if this is your only property - is NOT to put capital gain as the main objective, but as a bonus. It has to be treated as a home - so comfort must be first consideration. If there is any gains, that will be an added bonus. If the property can fulfil the first criteria, you will not be fearful of a negative equity scenario.

i'm not sure abt that.....to offset your stamp duty + bank interest charges etc, i reckon you need to let go at about $1500psf to fetch your $50K? Am none the wiser to comment if the said $psf is realistic by then....but it seems bleak to me now... But tis is jus me....peace out

eh miss cup B...u will not get any advice that will help you make your decisions in a forum.

u need to set ur objectives...n stay with it.

1. looking for yield income? then there r reits n dividend stocks.
2. looking for home? or semi property investments?
3. r u in love with the location, or the showflat?
4. look at others....outside of joo chiat. there r other places with same cost but different rental clientele. keep eye wide open.
5. stay liquid...ie positive rental....worse case scenario...where is the leylong price?
6. squeeze all u can...how many units sold..how many left, that will tell u something. ask for stamp duty etc etc..



good luck. i only like blondes that r 6 ft tall.

5. that one not sure yet, cause its new development.
6. stamp duty 3%-5400$ total units-55, 52 are sold. best i squeezed off the agent and developer $625k.

there's now a financing package with no lock in and no penalty on the interest, cant remember whats it called... might be holding off the purchase, hope for other developments launching next year.

tat is most interesting i mus say.....not doubting you but then again, how is the financial institution gonna earn with nothing locked in? :thinking:

If it's a floating rate loan ... I think there is no lock in period for u to make principle repayment...if u choose to redeem your entire loan within 3 yrs.. There will typically be a legal fee crawl back...
