Straits Times reported that a 1500+ sq ft unit at Keppel Reflections made a loss of 300k+ after selling off this year, while another 1800+ sq ft unit was sold at a modest profit of only 150+k, both units bought in 2007. I thought high end developments won't lose money..???

two things you get from the story ... 1 become property agent or 2 buy properties (plural) to get rich but i need to apply 100 years loan first (any lobang?)

Property agents are perpetually bullish. Vested investors wanna be bullish. So, hardly a majority will sound out warning signs on waning demand vs supply numbers.

Which one of us will bother to check numbers of caveat lodged as an indicator?

Where were we in the post-1996 cycle? How long did that retracement took to recover?

If you are flipping, clearly, the risk/reward ratio for new entrants is no good at this point. But if you are buying and living in it, the issue is about affordability, not bottom fishing.

On affordability, pls assume interests can revoke to 4-5% for scenario planning
not everyday is Sunday with sub 1%,esp over a possible 50 yr duration risk now

Exactly ken.. its a no brainer principle.. all RMs tell me their products are excellent based on dollar cost averaging, blah blah blah.. but on long term.. who doesn't know that.. parking my funds in FD for 20years sure gain too..

"How? Can enter or not? I buy and keep for long term one. Not contra."

"How long is your long term?"

"Few years. I can hold."

A week later, market gets volatile. Some stocks swing 5-10% down.

"Eh how, my stock? You think I should cut loss?"

"I thought you buying and keeping for long term? Few years? Now only one week only."

"Yeah but I cannot tahan the shake."

He will then proceed to cut loss and claim victory for a few days and then whine few months later.....
