The difference is that you can only use CPF OA to pay for one residential property. Others you purchase have to be full cash. With the new cooling measures investors have to be cash rich to get their second property and unlock a passive income stream. Thus in my opinion holding more cash instead of more CPF if you have a choice is a good way to go.

It is more flexible and you have a choice how you invest and what you invest in. For example car loans have unfavorable compounded interest rates so best not to take a car loan but maximize your home loan (if you have to choose).

Also, by holding cash instead of CPF you reduce your vulnerability to new government measures. They've already changed rules several times who knows what's next? :)

I suggest use CPF OA for car loan since hdb and car are leasehold in Sg

Cash in hand is really nice to have this and it would be more effective.Pay down via bank is not a good thing because it is cutting down the charges.
