quick question: when is it really a good time to buy a property?

been eyeing some units in singapore but been told by some people (actually, more like EVERYONE) that it is now not the time to buy.

so when is a good time to buy?

after an 9.0 earthquake hit singapore is it? or another flood of biblical proportions???

good time to buy was somewhere in 2006. actually 1997 was an even better time to buy after asian crisis. in fact a better time to buy was in about 1945 when orchard road was going for 1sgd per acre. but then hor, in 1818 b4 the ang mor gao came, u just squat there n its yours. come to think of it, i think frankly the best best time to buy was about 5000BC, when the damn egyptians were building those triangle shaped things in the sun, wud hv been the best time.

Profile yourself - you buying to stay or buying to flip?

If buying to stay, go for affordability. Long haul, valuations matter less than how leveraged you are. Everyone needs a roof, so find something you can afford and not overly geared up in purchasing that.

If buying to flip, check for valuations. Ask around various parties (not just the agents) and pretend to be a seller - check for bids. I suspect the general market is showing

(1) low liquidity
(2) large bid offer spreads (meaning buyers not aggressive and sellers not willing to lower asking)
(3) marked and transacted prices a function of foreigners buying and higher end names, not indicative of true market forces

Do your own homework with respect to you own risk appetite and the drivers of property market. Or attend the course at Zest Academy.

Good time to buy is when economy is in recession, unemployment rate is 8% and interest rate is above 5%.....and every alternate neighbours of yours has someone out of job....and all the shit head analyst is predicting another 10% drop in property prices......

If buying for own stay, and if you found a place you really like and can afford and has already TOPed, I would say Go for It.
I wouldn't go for one that TOP in 2013-2015... cos recently I feel that Life is Short, why wait when you can have it now.

If buying for own home and not investment, dun really need to see the market,etc. Ultimately, you are going to stay there for a loooonnngggg time so all these factors have no effects. Find something nice , just buy and stay. Being happy is more important.

somewhat agree but price point is also important.
why die-die must buy when anecdotal evidence shows that current price is highly speculated
having said that, i guess it depends on how deep is one's wallet. i heard somebody will still buy F10 if its OMV is $20k ... :lol:

typically ppl will say if buy for own stay no need to consider so much just buy if within your means...but when it comes to actual situation, most will be caught in a dilemma...the rationale is simple...u don want to be CAI TAO...who would want to pay a premium? Time is not now IMO...

Simple...if you are looking for the mass market, seriously the home prices would drop...analysts like to use moderate...i say drop means drop..be it fundamental, sentiment-wise or political-wise, mass home prices are primed for downward adjustment...supply more than demand esp if we are gg to control the tap inflow of foreigners coming in...

Some might argue...developers alot of cash..can hold...my question is can shareholders wait? hold for what? prices gg continue trend higher? Already at record high.

What are the first sign prices are to drop? when developers start bidding for the upcoming "force-feed" sites in the coming months...bids are gg be less aggressive which should translate to lower sale launch price.

For high-end, impact is less..be selective...older projects can have good value too. New projects launching at abv 2500psf will find it hard to have takers unless shoe box sizes or v unique features. Still i prefer to wait out...policy risks linger...Our dear man in charge needs to see at least 1-2% growth or flat growth before letting his invisible hand off the free market...

Its always the right time to buy house.. Just like buying car.. Coe high or low.. U also can drive the car...

House price go up.. U think u dumb for buying it.. Look at the bright side .. 10 years later also sure go up.. Won't die one..

paying something higher than others is better than getting scammed right.. Want buy just buy don't ask...

If you have to think too much most probably you are not ready to buy

But HDB muti-storey carpark safer besides the basement.

Lim chu kang area can invest too.. alot property there only 15yrs must dig out.

I agree no one can time the market perfectly...but one can see the general trend of the market in the near to mid term, and this trend seems downward from hereon, because any strong uptrend will most likely be met with fierce purposeful policy changing measures..

Like I mentioned before in past thread...some ppl who bought in 1998 will tell you otherwise...to be in negative equity all these years and probably in black until recently aint no fun at all...even for an end-user...

One should nvr attempt to catch a falling knife..

hmmm... i just sold my place, and i will be renting a place for the time being and see how things unfold
i'm thinking the asking psf of many properties are becoming unrealistic, especially the mass market developments and the new projects that are going to TOP in 2012-2013...
i think i read somewhere that in the next 2-3 years, there will be about 50000 units of private property being released??
the property market is also softening down under due to the new immigration policy showing its effect, will singapoer be the same????
crossing my fingers that i placed my bet on the correct colour :errr:
