hehe..last question from noob...say if hdb no loan..fully paid up type...still must fulfill MOP anot...or like wad i heard...1 yr will do... - CHOCS
1 yr liao u can sell for resale if fully paid but must be before the new ruling aug 2010 when u bought...
but can rent out whole unit after 3 yrs even if no loan liao
but can sell doesnt means fulfill MOP

I have one question Gurus, when was the last major property crash and how long did the prices drop to lowest after the crash before coming back up.
How many percent is the drop is prices during the crash?

crash was in 98. 96 was the peak of property
2000 went up but kanna 911 NY USA
so crash again
then stable n going up
SARS happened in 2003 2004
market stable for 2005 2006
2006 end started to move up
chong after CNY 2007
then 2008 Lehmann.. drop
then up again in end 2009/10
peak in 2011 2nd quarter
now stable
moving downwards in a slow trend
due to the low interest rates and good rental returns
no panic selling as yet

for rental returns best to buy existing units
as the returns is proven
and immed return once u take over

while eon is quite gd location
it is almost the outter area of shenton
facing ECP
building
no immed returns
have to pay first while building
min hold on 5 yrs due to Seller SD
first 3 yrs no return as still building
and all from drawing cant see the actual
finishing n facing

new projects is best for own stay
or flip for profits
not for rental returns

Thanks for the advice. But the capital return will be higher compare to rental return. Installment will only start after 1 1/2 yr later when bank start to disperse money to developer. This is what I have been told by some of the agents in the show flat. Than I better verify the issue 1st.

now that houg@ng bi-erection is end May, likely any cooling measures will happen in June onwards. :)
