Hi, I have a studio unit a D9 and is going to TOP soon. If I sell my unit now and my gain is about 30%. My unit is not affect by any of the recent property measures. I am think of selling it & buy another unit at D9, 10 or 11 for rental. Is this a wise choice?

My unit also gained around 35%... but I think most condo prices went up by that percentage as well?

Need some advice too. Got a condo unit in the west TOP in 2013, price went up more than 30%. Have different advices given by friends from;

"selling now getting back the cash + CPF to buy 2 more units for home stay + rental" to "selling same price and buying back same price for a same size unit but pocketing more hard cash" Confused zzzz

if you want cash, might as well just gear up on the existing property instead of going one big circle to sell and buy back same thing just to incur agency fees and stamp duties.

I cannot make sense of 1700psf Sky Habitat 99 lease in Bishan but I can make sense of $1500psf freehold condos in D9/10. So I have committed to latter. There are still decent buys when I started looking a month back. My personal mantra is not to pay more than $1500 psf. At least some possibility of capital gain if it moves up $200-300 psf. If buy $1700-$2000 psf type, very hard to find buyers that will buy at a price that makes your day should you wanna offload later.

These sorts of questions very hard to answer, all dependent on:

(1) holding horizon - how long are you planning to hold? 1 year or 5 year?
(2) leverage factor
(3) positive carry from rental yield
(4) entry level and buffer

If you are attempting to flip, just flip. If you are on a positive carry basis, you can stretch your timeframe longer. No one could bottom pick, and no one could top-slice. So, set your parameters and stick to your game plan.

Do note that policies play a part too.

And that, is in fact, the ultimate game changer. All other parameters can be safely estimated, planned and executed with meticulous detail but for the prata flipping and policy flopping that the MIW have been inclined to demonstrate on more than one occasion.

I'm not saying the cooling measures are bad - in fact, frankly, I'd much rather cooling measures now rather than blocks and blocks of empty, uncompleted condos ala Ireland and Spain later on. It's just that the MIW have been sending very mixed, confusing signals - on the one hand, they are applying the brakes, on the other hand, they keep harping on about the need for continued intake of foreign trash, I mean trolls, I mean, types (I simply cannot bring myself to type "talent" when that quality isn't always clearly in abundance), which will only exert pressure on the property market...

So, ultimately, what ARE these geniuses in their ivory towers trying to accomplish? Who ARE they really trying to help? And with statistics so easily skewed (when it's convenient for them to lump PRs together as citizens, they will, and when it's no longer convenient, they won't), what can we believe anymore?

With new ruling, one must hold at least 4 years right?

New ruling one must hold 3 years in order not to be affected by the Seller Stamp Duty..
