New launches are around 1-3-1.7 million already for the cluster and is further up in after the golf courses
the link house is smelly smelly 700-800 k though build up is bigger than before ( due to three storey)

Personally, I would go for the older phase township like the golf as is still looks new and occupancy rate is rather low.
A lot of foreign buyer but resale is poor. if you get an agent to bring you around, you will understand why.

the same developer also develop the more " down to earth" double storey houses next to jusco, cant remeber the taman name and their prices are way lower to horizon hills.

Local Malaysian will find that the price is quite high for resale.

I am buying new one....Waterfall precinct part of The greens.... Earliest is Gateway followed by The Golf and The greens and A small plot of Waterfall that combined into The greens...

I dont think Cluster Semi D ever sold at 300k becuase the earliest Link house at the Gateway was sold at 3xxK....Thats what the Developer told me....

I was told Gateway small cluster was 3-400 during launch
when I enquiry 2 years back, resale was around 540k on average
Golf is newer and better designed. Asking price was 700 and brought it down to 660k

Anyway, that was 2 years back
4 years back, I wanted to buy a corner terrace house in KL for 650K, now the same house is asking 1.3 million.
I bought an intermediate unit at 800k this year
Launch price from the first owner when they bought it was 380K

Malaysian Property is also flip and flip..
but is roti canai rather than prata

you are right.
gateway starts at RM$300k+ and now many try to flip at above RM$500K since that's the entry level pricing for sporean :D
i agree with you ... go with the high end that is above $1M ... value for money (4room HDB price, SGD$520K = MYR$1.3M) :thumbsup:

flip roti canai or prata is a very skillful technique ... not for the faint hearted

Thats why i bought 2 haha.. Frankly I like the place and bullish of Nusajaya......It will house the 1M of the 6-7M Sporean population in time to come... Many Sporean co and Japanese MNC (After the Diaoyu incident) will move there. The Japanese bought entire block of One Medini Condo and run the mgmt themselves.....

Was there in 2008...what I saw is just bus loads of japs,singaporeans and koreans being brought there to view showflats... still have my doubts that the place will take off.....back o mind is the security and quality issues..gated community...tats what they like to promote...im not too sure of that...

i visited Horizon, East Ledang, Ledang Heights, Puteri Harbour, Medini, etc
due to strong sgd, all seems good buy
but, the inventory is just too huge ... so many projects so many choices and each project got the next phase coming ....

i always wonder how to flip if not buying before property price skyrocketed
current prices already flipped smelly smelly 100%-200%
of coz the agent/developer continue to say the demand is strong and growing from expats (PR) and sporean especially with more cooling measures and tighthen regulations

there is a risk in FX too ... assuming the new phase completed in 3-5 years and then you sell ... ie if 1sgd = 3myr jialat to transfer $ back to spore but 1sgd = 1.5myr ho say liao

If I were there in 2008 I will be sceptical to buy too... Now loook the Lego land, The Hello kitty, The 5 universities, Malborough College, and the stamp of confidence by Sporean Co like Ascendas, Capital Land (Traders Hotel in Puteri Harbour) and many SME moving their ops to Nusajaya due to foreign workers crunch here...thats why the price rocketed...

Take a drive there and may change your mind....I have a chance to book a semi D in Taman Bukit Indah and the developer told me they will raise the price by 100K last week and they did...and it cost 1.36M.......and i think Horizon Hills is a better bet....

Frankly, I have many report and research report from some local bank here and they came to same conclusion..Time to go in......If you wait until the place become fully developed...you will not get the price anmymore.....I am banging on the SPorean factors.....

Look at Shenzen and HK last 10 years...HK people look down on the "Tai Lo Chai" if u understand Cantonese..and after 10 years..Shenzen properties moved up much higher than HK properties in term of percentage..

No investment is without risk....Any investment with no risk will not have gain..If there is pls let me know.. I will borrow up to my heel and beg for monies to invest....

I am looking at a bungalow at east Ledang...fell in love..come with swimming pool....3.8M.....damm just wish I have more $$$ to keep me accompany...
